Recent evidence covers three distinct but related problems: presale-delivery risk, expropriation and compensation rights, and local-government finance. A 2026 study of 1,759 land-expropriation compensation court cases documents disputes over eligibility, contract rights and distribution; Supreme People’s Court reporting also shows substantial administrative litigation involving expropriation and demolition. Separate 2026 housing-credit reforms strengthen completion-linked disbursement and project-fund controls.
